Issue Notices for Rent Non-Payment: How-To
Hi. I signed a new tenancy agreement (One of your template agreements) with a contract holder in my 3-bedroom HMO.
They paid the deposit, which has been lodged with the DPS, and said they were in stable employment with no problem meeting the rent and bills going forward.
However, although I had been clear in advance, he stated he was unaware I needed the first month's rent on signing the agreement.
He asked if he could pay me the rent the following Friday, which I agreed to. However, instead of paying the total rent on Friday, he only sent £140, asking if he could send the rest on Monday, but no money was received. I messaged the tenant politely and spoke with him on the phone, but the rent was not forthcoming.
Anyway, as he is in breach of contract for non-payment of rent, what are my options moving forward?
How can I get into the position to reclaim the room?
Do I issue a form for non-payment of rent? If so, which form? Do I have to wait two months from the date of the form issue before reclaiming the house?
