Holding Deposit Specified Information (Wales)

Under The Renting Homes (Fees etc.) (Holding Deposit) (Specified Information) (Wales) Regulations 2019, when taking a holding deposit, specified information must be provided to the contract holder.

A summary of the specified information includes:

  • Holding deposit amount (no more than one week’s rent)
  • Property address the deposit relates to
  • Who will receive the deposit (landlord or letting agent) and their contact details
  • Proposed contract duration and proposed occupation date
  • Rent amount and rental period (e.g. monthly)
  • Any proposed additional, modified or omitted contract terms
  • Amount of any security (tenancy) deposit
  • Whether a guarantor is required, and any conditions for a guarantor
  • What reference checks will be carried out
  • What information the landlord/agent requires from the applicant

Quick steps (Tenancy Manager)

  • Log in to Tenancy Manager → Applications → Holding Deposit.
  • Click Add New and choose a country (England or Wales), a landlord and a letting unit.
  • Enter payer name, monthly rent, proposed tenancy deposit and holding deposit (must be ≤ one week’s rent).
  • Choose payment method: online payment (paste your payment link) or bank transfer (add bank details in Tenancy Manager → Settings). For Wales, you can add proposed contract length, guarantor info and an option to include a draft periodic contract.
  • Save and Download PDF. Payment of the deposit constitutes acceptance — no signature required.
  • Update payment status (Awaiting Payment / Paid / Refunded / Offset / Retained). Once marked Paid, you can create an Applicant to generate an application record.
