The Welsh Government is considering extending the no-reason notice period on existing assured shorthold tenancies that will convert to a periodic occupation contract under the Renting Homes Act.
For new periodic standard contracts agreed on or after 1 December 2022, landlords must give at least six months no-reason notice to end the contract.
However, existing periodic assured shorthold tenancies that convert to periodic standard contracts on 1 December will retain a no-reason notice period of two months.
The Welsh Government is seeking the views of landlords and tenants on a proposed change to the possession notice period that applies when a periodic assured shorthold tenancy converts on 1 December.
The Welsh Government wants your views on:
- Whether the new six-month notice period for a no-reason possession notice should also apply to a converted standard occupation contract and, if so;
- When this proposed notice period increase should take effect.
