The referencing section provides a tenancy assessment report, similar to a credit check (please note that a traditional credit check cannot be performed on tenants, as they do not receive credit in this context).
The tenancy assessment report does not contact the applicant’s employer or obtain an employment reference. It also does not contact a current or previous landlord. Employer and landlord references are a separate check, directly with an employer or landlord that you request using the applicant's details and consent collected through the application form.
England only — Right to Rent: The tenancy assessment report does not carry out the statutory Right to Rent check. Complete that check separately for every adult who will occupy the property before the tenancy starts. See Immigration Act and Right to Rent.
Note: for an employer reference, you might find it quicker and easier to obtain a recent payslip, as that will usually contain all the necessary information that an employer would provide. A current landlord reference should not be taken as accurate because the landlord might give a good reference to ensure they leave the property easily.

The tenancy assessment report reviews publicly available data, including:
- Electoral roll checks at the applicant's current and previous addresses.
- A tenancy assessment score that predicts the applicant’s likelihood of paying rent.
- A Public Information check to identify any County Court Judgments (CCJs), bankruptcy orders, or voluntary arrangements.
- A check for any undisclosed addresses linked to the applicant.
The report also includes an automatic check of the Sanctions List.
If no relevant information is found based on the details provided, resulting in a score of 0, you will not be charged, and any credits used will be refunded.
We use a UK-based third-party credit bureau with an API to submit the requested details, which returns the report data. Ultimately, the credit data originates from Call Credit.
You will receive an email when the report is ready, and then navigate to the referencing list and click the green "completed" status message or the action button to download the report.
