Use this box if you want to add something additional to the agreement.
Under the Consumer Rights Act 2015, any terms of an agreement must be" fair".
Please use this box with caution, as the Renters' Rights Act and the Renting Homes Act govern many clauses.
If in doubt, please get in touch with us with what you intend to put in this box.
List all names of permitted occupiers who are NOT TENANTS.
Delete the word "none" before entering.
Enter their full name on a separate line for each name.
This may include children or adults.
Generally, any person 18 years or older who occupies the property as their only or principal home should be named a tenant, NOT a permitted occupier.
The exception will be if a family is occupied with their children. In this case, you would ordinarily only name the parents as tenants, and the children (even if 18 years or older) could be named as permitted occupiers if you wish.
By default, we include a term that the landlord does not supply a TV aerial and is not liable for repairing it, nor is the landlord liable if the signal changes, which requires a new aerial. Select "no" to remove this term (which may mean the landlord is liable for the repair/replacement).
Normally, this box is left blank. If you are a voluntary organisation or registered charity letting the dwelling as supported accommodation, you must fill in here an explanation why it is supported accommodation under the written statement regulations for the Renters' Rights Act 2025. Where it's blank, the section is not inserted into the final PDF.
Select "Yes" only where the Landlord holds the Property under a shared ownership lease and owns less than 100% of the shared ownership interest. This adds the written statement needed for the Section 16F Housing Act 1988 shared-owner exception if Ground 1A is later used.
Select the number of people signing as or on behalf of the landlord.
The Builder can handle a maximum of four signatories.
Enter the name of the person(s) signing the agreement. If an agent is signing, this does not have to match the landlord's name entered earlier.
Enter the email(s) of the signatory. This email will not be displayed anywhere in the agreement and is used solely for digital signing later.
If you are a letting agent or a landlord, and there is also an agent managing or assisting with the letting of the property, would you like to insert an agent's statement of terms (duplicate of the landlord's) as required by section 16D(8) of the Housing Act 1988? Selecting Landlord only will leave out the dual statement. We recommend that, where there is an agent to insert the dual statement, but it is relatively low risk not to, and it is your choice. Please see here for the full explanation of why it may be needed.
When an agent is signing on behalf of a landlord, enter the agent's name and address. This can be the same or different from the landlord's earlier address.
If an agent's details have been entered as explained above, they can enter their Rent Smart Wales licence number here. The field is optional, and there's no legal requirement to display it on the agreement.
The Builder can insert your logo at the top middle of the front page of an agreement.
This feature only works with assured periodic, occupation contracts and contractual tenancy types.
Choose the select file button and add a file from your computer to add a logo. The file should be in JPG, JPEG, or PNG format.
The easiest way to add a logo is to add it to a new profile. Then, when creating a new agreement, select the profile, and the logo will be automatically added.
Profiles also include a testing feature that lets you preview how the logo will look before creating a new agreement.
When we try to convert, we will skip the logo and insert our own if there's a problem with the logo.
Turn on the toggle to use the tenancy in Tenancy Manager, where rent and invoices can be tracked. After selecting the toggle, ensure the rent, first full payment, rental period, and next rent due fields are filled out to match the tenancy. The next rent due field must be a future date and is used by the Tenancy Manager to automatically add a new rent due to the rent history table, starting with the next rent due date.
With this final dropdown selection, you can save all the data for later or build the agreement for download.
Save for later will do what it sounds like when clicking submit. All the inserted data will be saved, and the record will be visible in the tenancies list.
When ready to continue, select" edit" from the actions button in the tenancies list and edit the agreement.
Selecting this option will build the agreement when you click submit.
After clicking submit, you will be returned to the tenancies list, and "in progress" will be displayed next to the newly created agreement. Once this changes to" completed", you can download the contract, and an email will be sent to the notifications email you completed earlier to say it's ready for download.
The agreement ordinarily takes 30-40 seconds to complete, but may take longer. If there is a problem or delay in building the agreement, an email will be sent to the notification email address entered earlier.
You can click the green" completed" notice or the" download last built" option from the Actions button in the tenancies list to download the agreement.
