SimplifyMTD is Making Tax Digital for Income Tax software built for landlords. If you already keep accurate property figures in a spreadsheet, it gives you a straightforward way to send quarterly property updates to HMRC without moving your bookkeeping into a full accounting package.
SimplifyMTD is listed in HMRC's software finder. Software in the finder has passed HMRC's recognition process, although HMRC does not recommend or endorse individual products.
What SimplifyMTD can do
The current service allows landlords to:
- submit quarterly Making Tax Digital property updates to HMRC
- enter figures manually or upload them from Excel
- report UK and foreign property income
- amend quarterly updates that have already been sent
- see an in-year summary and estimated tax position
- view and download their records
Creating an account, connecting it to HMRC, and submitting quarterly updates are currently free. No card or subscription is required. SimplifyMTD's terms allow charges to be introduced in the future with advance notice, so check the current pricing before signing up.

Our view
We have tested SimplifyMTD and now use it for our own property accounts. It is beautifully designed and easy to follow, especially if your figures are already kept accurately in a spreadsheet. Based on that experience, we are happy to recommend that landlords consider it for their quarterly updates.
The Guild does not receive commission or a referral payment if you use the service. Our recommendation is based on using the software ourselves.
Getting started
- Create a SimplifyMTD account.
- Connect your own HMRC account through Government Gateway.
- Add or upload the figures for the relevant property business.
- Review the totals before submitting the quarterly update.
- Keep a copy of the submitted records and decide what you will use for the Final Declaration.
SimplifyMTD also provides training videos covering account setup and submissions.
