The average home earned the owner £3,000 as the price of an average home increased in the year to February 2026 - a rise of 1.2 percent across the year, according to the latest data from the Land Registry.
That £60 a week rise pushed the value of an average property to £268,000.
The valuation varies from £290,000 in England to £210,000 in Wales and £197,000 in Scotland.
Month-to-month, the figures barely changed, says the Land Registry, as house prices nudged up an average of 0.1 percent.
Regionally in England, house prices rose the most in Yorkshire and the Humber, by 3.9 percent in the 12 months to February. London house prices had the lowest annual inflation, falling by 3.3 percent over the months.
However, house prices in Yorkshire and the Humber were £209,243, the second-lowest figure behind the North East, which posted an average of £164,043. London house prices were the highest, averaging £542,304.

Meanwhile, the Royal Institution of Chartered Surveyors' (RICS) monthly market survey reported buyer demand dipped amid concerns over how interest rates may change.
HMRC data revealed 95,000 homes valued at £40,000 or more changed hands in February 2026, which is 0.8 percent lower than 12 months earlier.
The Bank of England reported that mortgage approvals for house purchases, an indicator of future borrowing, fell to 60,000 in January, below an average of around 64,100 over the previous six months.
Home prices vary according to size, location and availability of amenities.
