Buy-to-let mortgage lenders are trying to lure landlords into new deals by trimming interest rates and refining terms and conditions to make their products more attractive.
Banks, building societies and finance houses are competing for borrowers across thousands of buy-to-let products.
The Bank of England held Bank Rate at 3.75 percent for the fifth consecutive meeting on 29 July 2026, although governor Andrew Bailey warned that rates might rise if the conflict in the Middle East escalates and causes energy prices to stay high.
The Bank said inflation had fallen to 2.6 percent, but expected it to rise later in the year as higher energy prices fed through. It judged the risks to the inflation outlook to be tilted to the upside.
Bailey said:
"If we get a continuation of this conflict and oil prices stay above $100 a barrel, then the odds are that interest rates will have to go higher."
"If a ceasefire and memorandum of understanding are established, that would make a difference. What happens to the economy depends on how the events in the Middle East unfold."
| Mortgage type | Selected starting rates | Key details / arrangement fees |
|---|---|---|
| 2-year fixed | Molo Finance from 3.10 percent at 75 percent LTV; The Mortgage Works from 3.34 percent in current comparison tables | The lowest headline rates can carry product fees of 3 percent or more. Molo's 3.10 percent product has a 6.50 percent fee. |
| 5-year fixed | The Mortgage Works from 4.19 percent in current comparison tables; Molo Finance from 4.83 percent at 75 percent LTV | Five-year fixes may offer more favourable interest coverage ratio stress testing, but fees and criteria vary. |
| Variable / trackers | The Mortgage Works from 3.99 percent; Molo Finance's two-year tracker from 4.89 percent at 75 percent LTV | Tracker rates can rise or fall with Bank Rate. |
| Limited company / special purpose vehicle (SPV) | Molo Finance's standard range for limited companies starts from 3.10 percent at 75 percent LTV | Limited company products can carry large percentage fees, so the total cost matters more than the headline rate alone. |
Rates and products can change or be withdrawn at short notice. The right deal depends on the loan-to-value ratio, rental coverage, borrower type, property and fees.
